Avdoo & Partners Launches Sales at Brooklyn Condo Project

Avdoo & Partners Development has launched sales at Bergen, a condominium development that will include 105 residences in Brooklyn’s Boerum Hill neighborhood. Avdoo & Partners will handle sales and marketing efforts in-house, with the project expected to reach completion and occupancy in 2025.

Bergen’s condo units will range from studios to five-bedroom residences. Prices start at $700,000 for the studios, while the one-bedroom units start at $1.1 million. The five-bedroom condos sell for approximately $6.5 million.

Located at 323 Bergen St., the development marks Taller Frida Escobedo’s first condominium project. The building will feature an angular custom masonry façade, a central glass-house and a curtain-walled rectangular volume that will serve as the property’s entrance, while connecting Bergen’s east and west residential wings.

Bergen’s condominium interiors have been envisioned by AD100 design firm Workstead. There will be 53 unit types with ceiling heights as high as 12 feet, white oak flooring and double-glazed casement windows. Interiors will be equipped with white oak cabinetry, custom handled, quartzite countertops and a Workstead-designed custom pendant in kitchens, while select residences will also include a wet bar. Bathrooms will boast marble, brushed nickel hardware, heated floors, a soaking tub, custom white oak vanities and custom lighting.

Select residences will provide access to private roof terraces and swimming pools, while 75 percent of the condo units will include private outdoor spaces.

Carefully designed indoor, outdoor amenities

The condominium project will feature more than 14,500 square feet of interior amenities spread across four levels, with health, wellness, entertainment and other services. Additional ground-floor amenities will include a common-area lobby with custom seating arrangements, a private garden, a library, a conference room, privacy pods and two lounge areas.

Bergen’s bottom-floor amenity package is broken down into wellness, creative, fitness and entertainment suites that will include a lounge, a treatment room, two spa suites, a meditation room, a ceramic studio by BKLYN Clay, a children’s playroom, an art studio, cardio, Pilates, yoga and boxing studios, a music room and a screening room.

The outdoor amenity package will consist in more than 12,000 square feet of space, including a game room with a wet bar, a club room with lounge areas, a kitchen with separate dining and lounge spaces. Other outdoor amenities include two rooftop parks with grills, firepits, dining and lounge spaces, parking space, storage and bike storage, and Dean Park. DXA Studio and Patrick Cullina designed the amenity package for Bergen.

Bergen is close to downtown Brooklyn as well as to multiple bus and subway stations, while being 3 miles from Lower Manhattan, 10 miles from John F. Kennedy International Airport, 13 miles from LaGuardia Airport and within 15 miles of Upper Manhattan.

Condominium projects going up in NYC

There are multiple luxury condominium projects currently underway in New York City. Among them is Navigation Capital Partners’ Monogram, a 191-unit, soon-to-be-completed condo tower in Manhattan. In early April, the developer secured a $185 million refinancing package from Kriss Capital.

Other condo projects that recently launched sales include Rabina’s 520 Fifth Avenue, a 76-story mixed-use tower that will bring 100 luxury residences in Midtown Manhattan, as well as Two Trees Management’s One Domino Square, a 39-story waterfront tower that will bring 160 condos to Brooklyn’s Williamsburg neighborhood.
