The Stacks is a mixed-use waterfront development in Buzzard Point, Southwest Washington, D.C., transforming a former industrial site into a new residential and commercial neighborhood. The nearly seven-acre development brings together housing, retail, coworking, wellness amenities, and public open space, while strengthening connections between Buzzard Point and the surrounding Capitol Riverfront.

The first phase includes more than one million square feet of development and approximately 1,100 residences across three buildings. At the center of the neighborhood is the Corso, a pedestrian-oriented street lined with retail and gathering spaces. Landscaped plazas, open spaces, and pedestrian connections extend throughout the development, creating a network of public and private spaces that support an active neighborhood environment.

DXA Studio contributed to the architectural vision and design guidelines for The Stacks as part of a multidisciplinary team that included Gensler, Morris Adjmi Architects, Handel Architects, Eric Colbert & Associates, HOK, Hickok Cole, and West 8. The team worked collaboratively to establish a cohesive architectural framework for the development, balancing a consistent overall identity with distinct architectural expressions across the individual buildings.

The design approach responds to the scale and character of Washington, D.C., while acknowledging the site's industrial history and waterfront setting. Varied materials, building forms, and streetscapes help create a neighborhood character that feels contemporary while remaining connected to the surrounding urban context.

The Stacks contributes to the ongoing transformation of Buzzard Point by combining new housing with active ground-floor uses, amenities, and accessible public spaces. The project provides a framework for continued growth in the neighborhood while establishing a stronger connection between the city and its waterfront.
