Located on the edge of Manhattan's Meat Packing District, this 115,000 square foot commercial building will feature 25,000 square feet of retail and ten floors of Class A office space above. Taking advantage of an air rights transfer and a light and air easement from an adjacent property, the building features exposures on three sides and unobstructed views of the nearby Hudson River. A street front descending terrace provides outdoor space oriented toward the river and the adjacent historic district.

The envelope of the building is constructed of solid glass bricks and oversized vision glass windows. To provide maximum transparency and glass facades free from large solid columns, the buildings core is centralized and all columns set in from slab edges, which are cantilevered to received the glass windows and bricks. The articulation of the façade is a contemporary interpretation of the simple, utilitarian nature of the manufacturing buildings found throughout the district.
