329 Broadway is a 16-story mixed-use building, which includes 5 stories of retail and commercial program, 11 stories of luxury rental apartments, and attended parking at the sub-cellar level. DXA studio was asked to take over the reigns of 329 Broadway initially designed by Syndicate Architecture, PLLC . We reimagined the envelope and provided AOR services.
The 39,000 SF of commercial spaces are designed as an open layout and clad in a glass curtain wall system; meanwhile, the 81,000 SF residential portion includes 0–3-bedroom units and is clad in light gray textured concrete panels with large windows, making the unit interiors light and airy. The massing is designed to array the windows in different directions so that each unit has a view to the surrounding skyline.
The project boasts 8,100 SF of both indoor and outdoor amenities. These health-focused amenities include gym and spa spaces at the cellar, which feature 3 pools with skylights, creating a visually pleasing affects for a relaxing experience. There is additional amenity space on floor 6, which doubles as an access point to multilevel landscaped roof terraces, all connected through a series of outdoor stairs, connected landscape paths, and picturesque visual cues. The roof terrace on floor 4 connects through a sky bridge to the roof of the adjacent church, giving residents access to a unique urban oasis.
