The Hendrix House, located at 250 East 25th Street, is a 12-story condo building set in the vibrant Kips Bay neighborhood of Manhattan. With 59 units and a host of amenity spaces, this 44,571-gross-square-foot building was designed by DXA studio.

When designing the façade, DXA sought to draw a connection to the legacy of Hendrick Hendricksen Kip, the neighborhood’s namesake. Before becoming a New Amsterdam Assemblyman in 1647, Kip was a tailor.

DXA studio was responsible for the building layout and façade design.

The building has a strong inside/outside relationship, the two woven together much like the materials of the façade to provide a rich environment that extends outward to the city. The full-height windows enliven the exterior of the building and offer stunning views of the urban skyline and bring light deep into each dwelling. Developed in the aftermath of the pandemic, work-from-home spaces are incorporated into each apartment facilitating balance between personal and professional life from the comfort of home.

This inspired the idea of weaving two different materials together. The white masonry is evocative of the neighborhood’s context and is woven with textured brass which brings an elevated sense of refinement, as buttons or trim might lend to a bespoke suit. The pairing of materials gives greater flexibility to locate glazing within the brick grid and allows for unique configurations of the units. The brass will patina as it ages, telling a story as it matures that reflects the dynamic vibrancy of the streetscape. The envelope is expressed as a wrapping curved brick facade, accentuating the geometry of this corner building at the prominent 2nd Avenue intersection. The envelope dematerializes at the upper floor in an undulating glass penthouse that is composed of various rooms that transition seamlessly from interior to exterior.

Amenities at the Hendrix House include a soaring lobby, an opulent lounge, fitness center, resident storage, as well as a public courtyard and common rooftop. The corner entrance opens into the double height lobby with a ribbon stair leading to a co-working lounge on the lower level. The lounge, which can be booked for private events, has a large dry bar with a glazed wall along the inner court, which is filled with lush plants and outdoor seating. Plants and wooden screens wrap the mailroom’s exterior wall, creating a jewel box that elevates a quotidian routine to an extraordinary daily ritual. The building is capped by a landscaped rooftop terrace with elegantly appointed areas for lounging, dining, and gathering amidst stunning city views.
